Per the old lease,"UTILITIES ANDS SERVICES: Electricity, telephone service, cable television and other utilities are not furnished as part of this Lease unless otherwise indicated...""...Charge for heat, hot water, water, garbage pick-up, snow-removal and lawn maintenance furnished to the apartment are included as a part of this Lease and shall be borne by the landlord..."

Where I am, it's typical for the owner to pay water/garbage/sewer.

I thought also of the people that deliver sales newspapers (thrown in our yard) or even the garbage men or people that read the water meter.

We haven't had to do many evictions, but when we did we stayed in contact with the tenants and provided them with packing boxes and strong 3 mil garbage bags prior to the sheriff lock-out.

And even more scared to ask them to put up some Good Faith Money in an Attorney's escrow to obtain an Escrow Letter and not just this $1,000  garbage either!

I pulled up this afternoon to finish up the apartment and give the landlord a call and they had already began flipping the apartment and threw my personal belongings in the garbage that was left in the apartment when I was cleaning today knowing I had until the 31st.

@Brady Alford even if the garbage roof doesn't scare away your buyer, it will eliminate any buyer using conventional financing, as the lender won't let it slide.

The seller has sent me an excel file which is basically a pro forma income statement.The monthly numbers are as follows:Income: $5700Repair & Maintenance: $200Insurance: $200Property Tax: $800Gas: $100 (seems low to me for an 8 unit)Electric: $100 (seems low to me)Water: $75 (seems low to me)Garbage: $60 NOI: $4165 Is this missing any numbers that I should be including (beside) debt service?
