I don't know about you but I worked hard for my money, I don't need it swept away like the wind just because of a title mess up.Title/escrow doesn't give a hoot if it's a consumer or business purpose loan, I doubt they even know the difference.

@Amanda CatesI'll no doubt get shelled for this by some but I've found trying to collect from previous tenants can be an exercise in futility.

I know without a doubt I can get $1,200 easy for it.  

Thanks @Matt Motil, @Ryan Evans.I definitely plan to fly up, though even with a weekend spent, I doubt I'll have the intuitive zone insight a local agent will have.

I doubt the owner would be paying the tax bill either, or notify the county to change the billing address.

With a property like this you without a doubt want to work with a commercial broker.
