I spent a few months wholesaling pre-foreclosures but then I start to wonder, Is it possible to wholesale properties with a set auction date? 

I am getting started in rental property investing as drawing my first set of lease agreements currently.

Have enough time set aside for due diligence of the books.

Would make sense if you can set it up properly - use efficient & effective management and make it more interesting / exciting / instagram-able then the competition.

I would love to hear what places you guys recommend as well other data sets I should take into account!

I looked into those markets for my group but unless you yourself can grind out your own wholesale deals meaning you run the skip tracing, you develop a list, and you cold call in hopes of getting a house under contract.
