Home care aides will go and live wherever facilities for old people are built.

I found what you are looking at on MLS and you are right there is nothing comparable since the next closest active 4 Fam is almost $80K less and the highest sold comp is almost $110K less.

When I say the beginning stages, I mean I'm in the beginning stages of educating myself, networking with others, and looking for real valuable information that will aid me in making well informed and educated decisions. 

As a new landlord the best option in your case is to rip off the band aid and move all rents to market asap.

Closest ones I've seen are in Ttown or Bham.
