Thanks for the comments all.As a new parent to a child with Down syndrome, it's a challenge to reconcile "limiting beliefs" such as definitive statements like: "he won't be able to do x,y, or z" with the practical reality of what limitations and challenges he may truly have.

However, depending on the size of your attic, it sounds like it could also suffice as another bedroom (particularly for a child) or a small office.

Men who feel their tiny daughters are in danger say whatever it takes to make him feel his child is safe again.  

Unless you really believe the Ann Arbor market will appreciate drastically in the next few years, or plan to move back or have a child move in or similar, I think you may find better appreciation (especially if willing to accept cash negative or similar) in the San Diego market. 

Almost like accusing someone of abandoning their child or pet when they had it.
