You want to have a frank conversation about if everyone is planning to stay and how they plan to afford the rent.

There is nothing that replaces a live conversation with someone who has already built that trust with the sponsor over time.

At least this is what I'm getting from the conversation!  

You buy the duplex at duplex cost, put $100K into ADU conversion, and now that extra unit will sell for retail price, depending on the area that additional unit will be worth $150-$200K. 

My first recommendation is to define what you consider "Wholesaling" and start the conversation there.Good Luck!

What was that process like, specifically compared to a duplex conversion?

Have conversations with various CPAs, ask questions, and you'll be able to get a feel for what kind of professional they are.
