@Adrian SmudeI didn’t mean it’ll completely stop, but the fact of it being a business plan I believe it’s season is over.

Still, after a few months, I figured it wasn't the best fit for my interest as I'm interested in raising capital or using other people's money to buy multifamily.

Unlike some people here, I don't think arbitrage is any riskier than having a bad tenant on your own.  

When you go for the top dollar on a rental listing usually get the people who are rejected from the good leases because of credit and other issues

I would say what you are doing now with the investment fund is great, then find a real estate deal or a business to use that amount in the fund to purchase and repeat, and/or max your HSA out first.
