I'm a realtor and investor and our country guy comes to the realtor association once a quarter and practically begs us to ask first. it's worth a thought.

I was so tired of beating my head against a wall trying to find someone that would insure properties in need of major rehab and finding them was like a miracle from heaven.

So be sure to factor in all of the costs associated with the property.

A lot folks who are finding themselves priced out of neighborhoods like Edgewater, Lakeview, Ravenswood, etc are heading over to the NWside and finding good renters hasn't been too difficult.  

@Manuel Angeles I agree with Nghi Le in his statement above.Although you have experience on the job site (which may give you an advantage on tough rehab projects) most lenders want to see the number of successful sales you've directly been associated with (meaning on title to some extent).

@Chris Mason  would you please help this Lady.. she is heading into a transaction with an obvious fraudster.

$8900 to be exact, any ideas on how to renovate a home with less closing costs associated?

I want to know, with my current financial situation, what I can even afford (by the lender's standards) before I dive head first into a property.
