Now I have a storage building that I keep extra washers, dryers (gas & elec), hot water tanks (gas & elec), stoves (gas & elec), refrigerators, lumber, shingles, etc. and 3 trailers to haul all that stuff around. 

I left him a voicemail and just told him honestly that I was here to help and offer advice.

Some cover major systems (HVAC, electrical, basic plumbing), but not personal appliances like the fridge or washer/dryer. 

The single-wide also has a 12x8 shed with a washer and dryer.  

He called and say the washer is not working.

Faucets, toilet, internet, lights, air conditioning, washer/dryer, etc.

I installed washers and dryers that use credit cards and connect to wifi in the laundry room, it allowed the tenants to have the ability to check W/D and pay on line.

Keep in mind your business plan, if your selling this in 2-4yrs your better off going with the cheaper sheet option-stainless steel or black depending on what that market likes-you can either buy and rent washer/dryers to residents OR try to get a laundry company in and do split profit.

We have an executed contract and waiting to hear from the bank....the people leaving at the whose had been evicted ( by the bank) last week.I was able to see better the property after the eviction happened, and I found two issues:- All appliances were taken ( Washer, Dryer, Stove and Fridge)- By talking to the neighbors I found out the property has a septic tank and is not connected to the city sewer , this was not disclosed on the original listing of the property.The question is ??

I was reluctant to get involved with my wife's property affairs, this was her "baby"; but I asked her if she would consider a "rent to own " or "lease purchase" on the property.
