This isn't an unusual strategy if they are in a very high tax bracket and you are young.

You had an unusually high number of property owners who in a very short time became renters. 

I was emailing with a REI marketing company today when my wife and biz partner (@Elizabeth Wilson) threw out the not practical but crazy idea of "live bandit signs" where we hire beautiful and buff people to body paint with our "we buy houses" logo and have them walk around busy intersections in Memphis.Obviously we aren't going to do this, but it did get me thinking about other ways we could market that takes current ideas and tweak them in unusual ways.   

However I will confirm with my agent.This will be my first rental property so I'm a little uncertain about situations like this. 

I just did a 65% on a BRRRR because I was uncertain on the area holding value, and wasn't positive how long I intend to hold and didn't want to force myself to do so. 

These kind of properties seems unusual but I might get lucky.

@Matt Vogt Outside of the yard, there's nothing particularly awkward or unusual about the home or it's finishes.  

We responded, in no uncertain terms, we did not want their stuff. 

They have since contacted me about the toilet leak, as it made their water bill unusually high.
