I think there is speculative pricing that comes from newbies.

I don't have any speculations but I do wonder about the long term impacts in this market.

But, even so, the guys that had deals that weren't speculative, were in good locations (like any RE investment should be) and weren't over leveraged survived and thrived.

Everybody likes speculate on how long the rally will last, how much steam is left in the market, and how bad next crash or correction is going to be.

Hi Joshua,I'm not as experiences as these other clever people, but I know it's a lot funner to play with money that you have in the bank and speculate on how to leverage that money than to feel the dread and stress of being underwater in debt, stuck trying to climb up to the bottom.

Some of them that bought cheap for speculation just board-up their properties and leave that way.  

Is it considered too speculative for the intrinsic value of RE geared towards limiting risk?

Guess I must've been really lucky like you and damn near every other "speculator" in our low CAP markets who bought and held for awhile :)

Either that or people who are playing the appreciation speculation game.
