Having grown up in Houston, and now working and investing in the greater Beaumont area I can tell you that Beaumont and the surrounding towns make up one of the most incredible markets in the nation, but so few know of it, or bother with it because they see the smaller Census population of the city, and the higher crime.

Even if I plug in a Montana zip code to get the flyover country interest rate pricing, the HIGHEST priced lender I typically work with (for really difficult scenarios) is at 0.78 points for the exact same scenario in the small print here where they are advertising it at 2 points (scroll down past the trophies to see the advertisement "assumptions") for the exact same scenario.
