The tenants ruin the floors because of the pest nails and the floors are so badly scratched you get a bid to redo the floors  (bid is $2000) but upon move out, the tenants says, "yeah sure, my pet did the damage but the pet deposit is only $250 so you can't hold back more of my deposit for the floors".Best to avoid a sticky situation and just tell someone who has a pet the deposit will be increased. 

And the school director promised he would hold on to what would be the bulk of her compensation and "take care of her" if she needed anything.This went on for twenty years.I met this woman when she was in her fifties and had throat cancer due to her lifelong drinking.

It is amazing how 1 person can ruin your day.

We put her in a vacant unit and helped her move into it, and paid a doctor bill of around $50 and bought her a new rug, which she claimed was ruined from plaster dust.  

She was literally going to the beach with her friends on the weekends while her rental was falling into ruin.  

But please slow down,  being upside down on a 10,000 car is a real downer, being unprepared and unable to support a rental home of 75-100k can ruin your next 10 years or longer.    

My success on the $15k owed to me in damages and missed months was an email the length of a dissertation with a list of excuses including mold (nope, $800 of testing confirmed, they had a pet peeing on the carpet creating a bad smell) , _______'s cancer which came and went quickly, "having kids is hard", 1 of them starting college, and then an expected disappearance.

Also if theirs leaks they're less likely to fix ruining the floor.   

As usual, the fakes and manipulators have ruined it for all the legit people that truly need these animals.As stated......HUGE difference between an service animal and an ESA.

If things go sour it will ruin your friendship and with acquaintances it makes the mutual friend(s) feel awkward.
