Another benefit of a group is having one lease that all students are jointly liable for the full amount of rent each month, so if one can't meet rent that month, then the others are forced to chip in for him/her.

It will allow you a bigger bargaining chip in the transaction (Fast close, cheaper price, etc), But you want to leverage (use a loan) because you can diversify and have more properties.

Other than that it has laminate counter tops, golden oak cabinets, brass fixtures, 4 inch white tile baths, you get the idea... 2001.Based on my research of comps on rentals.com it is very obvious that there is a line somewhere of diminishing returns when updating a rental, but I haven't been able to exactly pinpoint it yet.

It's held up very well and it's bright white even after 8 years, although I do have a small chip in the tub now (probably related to my 3 year-old).However, the urethane contains some nasty solvents.
