@Mark Poulton,   The bigger mystery for me, is how is it that the county has not filed a property tax foreclosure action -with 14 years of property taxes outstanding?

The plan is for my wife to have on site office hours and also have a drop box on location.

I see people over-paying on a house by $30k ($143/month and ~$30k less when they sell) that want to be hardcore rate shoppers for an eighth to rate ($29/month and some trivial amount less when they sell)... am I going to tell that hardcore rate shopper that this appraisal is "check the box" garbage and he's overpaying?

Think I would try some glue remover from your local big box store and keep it wet.

Add a deck with railings and flower boxes all the way across the front of the house

We were able to locate the problem area, a closet the cat was using as the litter box.  

I would put a mold cleaning agent on it you can buy at a big box store and most small stores.
