For rust stains, we recommend using a 1:1 ratio of CLR and warm water.Apply it directly to the rust spot using a scrub brush or soft scrub pad and then rinse with cold clean water.

Divide your $40,000 purchase price by the income after taxes = it should pay for itself in about 4.5 years, bar any major work needing to be done.You'd have to pad that for maintenance and vacancies, so at least 5 years before it pays for itself, realistically.

Those are just the properties I personally know of that were managed by a PM, and both were ripped off by the PM padding expenses, performing ridiculous maintenance that could have been completely avoided with just a couple questions, as @Steve Vaughn mentioned.I am sure there are good property managers out there.

The issue may be that the OP lives in Alabama and, like Georgia, it often does not get cold enough in the winter to knock down certain pests such as Palmetto bugs (what a lovely description of large, flying roaches that my mother once mistook for a mouse).As others have pointed out, I tell new tenants that I have sprayed the exterior (we have SFH) and bombed/sprayed the interior of the rental units prior to anyone moving in.

While there, my tenant told my friend that they think it backed up because the lady of the house flushed a tampon and maxi-pad down the toilet.10 days later my tenant called me again one afternoon during the week and said it was backed up again.
