I am living in the Madison area and have a flexible schedule, would love to get into real estate investing with a full duplex ( live in one half rent the other) but am not sure quite how to do it right now with the market being so hot or if I should invest in other areas of the state.

If you grow into a more complex business, you may then convert to an S Corp, but the ease and flexibility of an llc is excellent for a start up.

. :-) But seriously, I have a sweet deal that allows me all of the flexibility I want, and unless I've cranked the law machine up to 11 because I'm saving up for an investment, I generally split my time between practicing law and other, non-legal business-related activities that don't eat my soul. (4) I am intrigued by this "incredibly good split" of which you speak.

In general with commercial loans you'll find more flexibility, shorter seasoning periods, alternative underwriting methods and with all of that of course rates that are higher than conventional.

Right now I am single, so I have a little more flexibility, but I know that house hacking will definitely bring more issues when starting a family.
