When looking into something like this I don't have the financing, and what are some ways creative ways around the 20 percent down payment rule, and does this applies I have no debt and a very high credit score or is that the rule all banks have especially toward a new investor.

Maybe a a 10 percent drops in rent but if your margins can't handle that then its not the right deal.You should always be buying, just not over leveraging and make sure you buy right.

@Natalie Wells go with Fannie mae or Freddy mac since you have the experience they will do up to 80% ltv or ltc whichever is cheaper non recourse typically 4 to 5 percent interest but for them to do out of state you will have to provide them with property management and for your own sake you should have " boots on the ground" in the market you want to invest in

i went through the IRS site and didn't seen anything regarding this, only:To qualify for deferral: capital gains must be invested in a qualified opportunity fund (QOF) within 180 daysthe fund must hold at least 90 percent of its assets in qualified opportunity zone propertyinvestment in the QOF must be an equity interest, not a debt interest
