That's why I added the remark about the LLC, it would serve the same purpose.The thousands I referred to was an old memory from back in the mid 80's early 90's when I was self employed before, the timing was really bad, both insurance and other fees came due at the same time, about $2,000-$3,000 worth, so that was the end of my small construction business, 22 over years ago.

If you are self-employed and your business qualifies you to have a Solo(k), then that may be the better route due to the much higher contribution limits and absence of UBIT on leveraged assets.

I am the type where I can look at something 15 minutes before the test and almost get a 100 and then dump the info when I leave.A strategy I employ is that on the state agents exam I would select the answers I knew 100% first.

Hi @Jim Pellerin  Thanks for the reply.I would be the tenant buyer, yes, and I understand there would be monthly payments. my credit isn't the best and am self employed so i the banks aren't falling all over themselves to loan to me.
