If the OP doesn't know the absolute basics (that you agree with BTW), they should have a property manager take them out of the equation and let a professional management company handle the property.

My comments were specific to the OPs question of tenants and real estate ownership.

I think there are better RE options than building an ADU, but the OP is an exception due to my belief with their skill set that they are qualified to provide a good cost estimate and therefore should be close to their $20k estimate.  

While I haven't dug too deeply, I have read enough to see that they (OP) lost their license(s) at one point in time.

With the information we have, we have no idea if the OP is losing money or not. 

@Sina Simingalam I was referring, and thought the OP was, to Contractors (building things) not “contract workers”.

How likely is the OP to find assistance with pinpointing off-market deals in Toledo, given he has built no deal pipeline, has no contacts in the area, has never made an out-of-state buy, and is physically in California? 

(Not saying that is what the OP is doing at all!)
