The good goal for you to consider is accumulating enough income producing assets (rentals, trust deeds, etc.) so that you can simply take income as distribution without touching the principal.

A few years later (6 -7), I sold the stock I had accumulate to put a downpayment on my first house - between the dividend re-investment and increase in share value, I managed a growth rate of about 12%/year over that window ... not stellar ... not even that much better than a savings account at the time, but it had the advantage that I could not easily spend it.Investing in a Drip will be far better than a savings account these days.

Guess I was expecting more out of 10% EVERY month whether they do something or not..... but I haven't used a PM before.....And yes, no doubt a tenant can destroy a house in a matter of hours, but in many cases the real damage is slow accumulation of not taking care of the unit....so periodic inspections can head off a lot....
