I think you actually helped my husband and I look for a house several years back - we are now selling our house to jump in head first to real estate investing!

We are looking for a property manager for this duplex, do you have any recommendations?  

We are about 75% done with rehab and have temporarily run out of funding due to life changes.

I think I am starting to figure this out due to all the great help here on BP and some great books on SDIRAs too, but just want to make sure as we are some serious talks with a motivated seller about our next purchases.I understand the concept that when I use leverage in the form of a non-recourse loan in a SDIRA that their will be tax due on the percent of profits that are *related to that financing*.

@Jim Carson,Better Option is Hold for ever... advantages...Tax Saving: If you will sell, you need to pay hefty tax on appreciationTime Saving: you pick lot of properties and that consume lot of time. doing all again will take your time and energy again.Opportunity: we don't know we are on top yet... look at market in Canada, Australia, China, India... appreciation cycle still continue after 15 years.
