Acquire the property with a short term bridge/hard money loan, i.e. 12 month interest only, no pre-payment penalty/no income verification/no appraisal2.

A new soccer stadium, Meta facility, General Motors plants, and TONS of urban expansion (entertainment bridge, downtown park over the highway), etc.

If they are investing in the deal, the bridge over the gap is shorter, but it’s still a steep hill.

There are some Non-QM lenders out there that will do these as bridge loans to construct the dwelling, but the max LTV is usually 65% of the ARV (not really a repair, but total value at completion of construction). 

The interest rate picture is a disaster and I don't have a clue in the world how anyone can sleep at night knowing a 3 year bridge time bomb is ticking.

Alot of private lending companies would lend to new investors when it comes to fix and Flips, bridge and rental loans. 

They were at least attempting to build that big bridge directly into Corolla so at least the local jurisdictions believed there was a future there, but it looks unlikely to ever get built.

Thanks so much. 80% LTV cash out does exit but on 12 month bridge loans, no seasoning. 75% LTV cash out is the max for anything 30 year fixed.
