My advice is for you to build upon current experience, expand your knowledge base significantly by reading REI books, blogs, listening to podcasts, interacting in the forums, forming JVs if necessary, adding a mentor if possible (half a loaf is better than none) and most importantly create a business model of integrity and trust.

While I understand your desire for a face to face interaction I wouldn't rule out the possibility of an out of state provider offering better terms as long as you can build trust and do some due diligence like sorting through references.

Hey Blake, You need these things EVERY time, no matter what:1) Income (Ideally 3x Rent)2) Background and Credit Check (for me its 650 minimum and no felonies)3) Phone call each prospect or meet them at the property (if possible) and see how they interact/speak and conduct themselves. 4) You can also call past landlord for references and ask if they would rent to that person again.The first two are non-negotiable, especially if you are scaling.
