In hindsight virtually every RE investor wishes they had purchased more San Diego property in 2010 to 2015. 

I've bought, sold, and developed over 3,500 units, and invested in virtually all other forms of real estate over the past 20 years, and if you find something better, please let me know. 

I would need to hire a GC to run the project as my involvement could only be weekends (in person) or nights (virtual). 2) Buy and rent.

@Jose Alonso, if you don't mind meeting virtually, I've been attending seminars by Mark Kohler and his firm Kohler and Eyre CPAs (www.ke-cpas.com) and am currently arranging to hire them myself.  

The cost of maintaining one can get high if you are using custodial account since you are being charged for every transaction/investment that you make with your plan, however, if you use truly self-directed Solo 401k plan you are paying only nominal fee, have checkbook control and can invest into virtually anything that is legal. 

It's good virtually forever.

I'm not talking about someone who puts their dog on a tether run for an hour to get a little air, I am talking about the 24/7 chained dogs with virtually no socialization or human interaction.

We are trying to build a totally virtual platform where phone calls are only performed on a as needed basis.
