I figured out at one point what a ten year period of major and minor repairs/systems replacements, a few turnovers of tenants, and normal routine repairs would be.

Once someone rents they have to send a picture of their drivers license and a selfie of them holding their drivers license (yes, I routinely ask strangers to send me selfies).

So, it wasn't an uncomfortable experience.- Part of the event actually focused on the negative aspects of the type of investing the "guru" teaches, especially given where we are in the market cycle (it's not necessarily the best time to be jumping into this type of investing in many parts of the country).

Martin , I would have to say that traveling for pleasure, no matter how cramped, uncomfortable, long, etc., (another story), the flight is, getting away from the day to day burdens, I believe may be restoring some sanity.

I make a habit to routinely inspect the house inside and out to make sure there little pet have not gained 50+ pounds all of a sudden, or done any damage.

This just makes me uncomfortable thinking about what could happen if someone tried to reclaim a property after I purchase it and do any upgrades or rehab.

This is why landlords must routinely check on their properties both inside and out.

When I get new clients that have previously prepared their own tax returns, I routinely find that they had been making mistakes or missing deductions that would have saved them more in taxes than the fees I charge them (sometimes by several times). 

That additional cost may be associated with administrative fees to renew the lease and processing for the tenant to extend.If you are uncomfortable with that, have you considered a flat fee listing where they would list the property for you for a flat fee, and you can handle the rest of the transaction?
