If I can keep a trades person for 5 years I am surprised.The idea of having an Angie's list type of a service for investors seems good, but right now its competitive to get good people to do any type of work and I would be weary of hiring people from a list without a personal recommendation.

I've thought about doing this sort of variant on the pre-sale reno, but it would require agreement with the seller and really putting a lien on the property to make sure you get paid.Anyway, I really don't understand your goal and/or desired outcome.

Emails and texts are easy but I do suggest you keep track of calls, what was discussed and the outcome, the date, who you talked to etc.
