You could collect an extra month's rent in installments over a year and then the tenant would effectively be paying 15 days early each month for the following month.That's probably what I'd do with a tenant that I felt was financially shakey or emotionally unstable. but if it was a good long term tenant that I felt was honest I'd probably be lazy and and just take the money on the 15th.
