My question is can anyone point in the direction of someone who could represent me in this matter maybe a lawyer or attorney, or someone who knows the fire code and who can be clear and concise on what I need.

Just a builders risk policy if you are doing an extensive rehab on the property and then a landlord dwelling policy when the property is rented.

The house, built in the early 1900s, was outdated and required major renovations.

More states are creating "just cause" eviction laws, essentially stating the landlord must allow the tenant to remain in the property except for a few specific situations.It won't end well.

I am looking to house hack in Montclair but I'm not familiar enough with the rent amounts and areas of Montclair to see if it makes sense. 

Would love some feedback before I make the initial buy in. 

Compare wear thickness(the top layer) and overall thickness.

Have you assessed how some of the repairs will be funded?
