Sacramento has gone way up in the past few years as people escape the bay area and having Fresno less than an hour away from the Silicon Valley via HSR could make that a great spot in a few years.So - buying on that speculation at some certain time in the future seems like it could be good.

Can't go without positive cash flow, it is literally the difference betwenn speculation and an investment.

I can only speculate on Brad's motivations for going on his own, but I suspect it had a lot to do w/ creating his own brand and making a lot more money (not that there's anything wrong w/ that).Whether the training was $1k or $50 that has no bearing on what he can or can not offer. 

That's mainly because you're speculating and institutionals have a lot more capital to 'speculate' with.
