The owner is just being smart, likely with the advice of an experienced agent.  

Doesn't sound interesting if you're ready for action, I know, but the key is to work smart, not hard.  

As all investments do, the real estate market has some risks especially if you’re not making smart decisions when deciding where to invest your money.

Use the smarts you have acquired and be deliberate and careful.

You are either very smart, or rather silly.

it is very smart to start watching and learning the local market and educating yourself here on BP. 

I've been doing a lot of research and reading about fix n flipping and I've made connections with one of the main flippers in my area and he's a pretty cool and smart guy and has shown me a lot of things so far about what it's all about.

Extremely smart and savvy people, I can sell them on it.
