It is sad when there are a majority of lenders that will require no fees.

Many comments show little trace of stock market education.If you buy or sell stocks and you don’t know their value, like most investors sadly, you’re gambling with real money.You probably came to BiggerPockets because you realized that you need to educate yourself to become a successful real estate investor.

Pulling money out of our current home is not an option [insert sad face] because we own it due to my wife being the primary bread winner and, at least at this point, support for RE dreams is tenuous.So, I have two 401Ks that I'm thinking may be a possible source of funds. 

Sadly, she went to the police first, and they told her there was nothing they could do until he was charged with something.  

And if there's not enough money to pay you back your investment let alone your profits because they've added so many fees... too bad so sad.

The sad part in these cases is, by the time she declares her income and living expenses, there's zippo to collect for your claim.Yeah it sure stinks, but I've found that the time and effort to track down, serve, go to court is wasted, so I just write it off as Bad Debt.

@Thomas Townsend The achingly sad part of this is that there might be users on BiggerPockets that use your product, have a free version, have the paid version and absolutely LOVE it.  

Sadly it its a nice home but too many issue. 

It's sad to say that I was in high debt for this degree but I can't keep beating myself for it.

It's sad that we have to be that vigilant, but you do have to keep an eye on your property.
