With that understood, here's what *I* would do in your situation.

I've never understood why anyone would want to pay a 'membership fee' to a group when there is so much great information available through books, audios, online, and mentors.

I really never understood that...

It would be hard to stand in front of a judge and admit you did no valuation due diligence upon purchase, that you understood that the agent's valuation was opinion only but relied on it anyway, and the intent of the purchase was profit.  

The deals legality also might depend on what state this is all in too.The last REI meeting I was at an Attorney and a Investor that understood a new piece of legislation that throws into to question even assignment in the state of Arkansas.
