@Dan Perrott, "Source of income" has already been added in Chicago to the Discrimination list a year ago, which in no way has negatively affected the landlords.As a landlord you have a list of requirements for your tenants and I won't think that the "source of income" was on your list.Most of the landlords I know, including myself have: credit score, landlord reference, employment status, landlord references, pets policy, etc.As long as the Section 8 tenants meet all the other requirements you have, including the fact that it shows that he has income to pay the rent, why would you be worried who pays the rent?

Just challenge an operator as to why a dog park was pitched in the presentation as part of the value add, dog park built, and out of 178 units we're only collected 2 pet fees????

When I start a new lease I give the tenants a folder with move in/out form, parking rules, pet policy, rent payment guide, troubleshooting tips etc.

During overnight visits, renter and his/her guests must observe must limit their noise levels so as not to disturb neighbors.Guest Parking -Renter’s guests may park an additional vehicle(s) during guest visits within the lot rented, or, where not prohibited by law, on the public road adjacent to the property.Pet(s): Pets are accepted and welcome with the exception that aggressive animals may not be brought onto the property.
