You can def check to put meters on but You'll still go to pay trash, landscaping, electricity for common areas, tickets (if you'll get those), etc.So' I'm not saying don't do that, I'm just saying that all of the above needs to be taken under consideration.Good luck!

The bare minimum would be maybe $5k-$10k to clean up and fix minor issues (paint, plumbing, landscaping) and continue renting at $1800 (cash-flowing $600).

It doesn’t sound like there’s any visual water damage if it’s seeping on to concrete.Try a garden hose and then get a quote from a landscaper to direct the water away from the house.

Make sure those numbers are turnkey - including everything from utility hookups (which can run 10s of thousands USD) to final landscaping (frequently home builders don’t include things like decks or driveways over here in their numbers).
