I obtained a judgement through small claims ($5k) against a couple who stopped paying rent and damaged my property.

Some time around late 01 I receive a judgement for a few hundred dollars concerning lease that went bad.

FTF originates their loans, all 1st position with personal guarantee ( meaning that they can go after your personal assets in deficiency judgement), lends at 65% ARV or lower. 

More likely than not newbies won't get enough due diligence data to investigate those sums to ensure they will be included in the judgement of foreclosure.
