Will you manage All or hire a property manger?

I've debated just focusing on one or two areas of work like flooring and painting, and demo perhaps and then hiring out the rest of the work.

If you are going to hire someone, that number needs to go up a lot. $50 for repairs on a home built in 1964 seems way too low for me.

I plan on hiring someone to look at properties for me, $50-$70 to walk through the property, takes videos and pictures for me.

The rebuttal was reviewed by the lender, who agreed with us, and have forwarded it to an the appraisal company that hired this particular appraiser. 

You might need to start off with hiring a GC for a few projects and build a good business relationship so you know he does good work and he knows you pay and are serious. 

And sure, hiring/contracting someone can impact your overall profit, but you may also find doing so can save you a lot of money and heartache by steering you away from the "money pits" and the "too good to be trues".
