Just be careful out there and know the laws.

I'm sure you'll have other expenses, too: taxes, insurance, utilities, lawn care, snow removal, etc., etc., etc.You can deduct all those expenses off the income, too.

Else the tendency to not care and not treat the arrangement with respect, may arise.  

Be careful with mold assessors, some state have no regulation at all for this profession and it is not federal controlled.You might need 2 samples, one in the room with issues if any, another in a different room with no issues and one outside. 

As in my case, working as a full service Property Manager, I'd imagine that would instill more confidence that a building will be taken care of, units will be leased, preventative maintenance will be done, etc.

I think this is spot on.The only other aspect now that's going to change even more so is the seller needs to be very careful who they list with.
