Even if you are unclear or unsure, when posing a question, people are a lot happier about answering if you can show that you've been trying to find the answer yourself.  :-)  One final tip, never ask someone on here to be your "mentor." 

Is this a case where a RE Agent is best to get involved with, or are there better channels to consider through off market deals, network word of mouth, FSBO, etc.?  

I have a feeling that in the realm of what you are doing, all will be fine but get it from the horse's mouth.

You'd be much happier just getting a simple business license and staying away from regulated professional ventures.

Not in the sense of govt, but in the sense of having our mouths open.

I believe most people are happier with my approach over time.

She should have just shut her mouth and let the thing pass . . . then make her speech.

If they go for the th and 1 and make it, they will sock Az in the mouth and I think will take the game.

And let's not forget that low-income families will live happier and healthier lives...not that many people here really care about that sort of thing...
