I had 4 lovely assistants that I think I could have taken over the world with. and after I got the no raise answer, I pulled in favors and got each of the girls set up in new jobs in the company at higher pay grades except for one and she said the only reason she stayed was because of me and when I leave she will leave.

My twins are two, and I refinanced two rental properties when they were babies, one into a 15 year and another in a 20 so that they will be paid off when the girls are in college.  

At the same time our 'shared' office rent was increasing to $1500/month plus CAM.So I did some digging & found our CPA could have his girls do the majority of the 'paper work' for an extra $75/month.

"When given an opportunity you aren't sure you can do... grab the opportunity and figure out how to do it later!"

Do your own evaluation, deduct for all the repairs needed, deduct some more for an equity grab (just in case you have to sell, you want something in there to pay for sales expenses), the make an offer with him carrying the paper.

Too many people talking about how fast the deals get grabbed up, how hard it is to find a 1% buy and hold property, much less a 2% that is not in a war zone.
