Maybe 20 hours per property per year, less in good years.OTOH, I've see a guru claim you could count hours watching "Girls Gone Wild" toward this.

At least if you don't want to get in major trouble.I had 3 crews  2 in each.. boy girl... we hit EVERY NOD in the 4 county area... so that's a metro area with 6 people working it and that brought in 2 to 4 deals a month... so think about that.. now I only bought screaming deals..

I've often noticed people accuse others of what they do themselves.

I think the contractor themselves are a bit weary of this tenant and being accused of doing damage so it would be beneficial to both of us.We do have provisions to do inspections but haven't been good at doing them.

My daughter roomed with a girl here @ a local college.Her father was a preacher & decided to buy a similar property to supplement his future retirement.
