Here's what I've thought so far - drop the price faster until I sell it and take a loss (but at least get some of my money back to invest elsewhere) - refi and rent it (rents 2500-3200/mo); maybe a renter will care less about the busy street?

Been there, done that - - no fun either.My approach wasexisting tenants were at peace until you arrivedyou have the shortest tenancyif you can't behave, then you will be the one evicted.I've instructed other tenants to call the sheriff if there's any further disturbance.The outcome was I ended up trading the keys for partial deposit refund to expedite the eviction - - cheaper costs and far faster.

Networking with local players will get you to that end goal much faster. 

You will learn 10times faster then asking the questions on bigger Pockets.The questions about the extend if rehab, each rehabber will be different, if you find one or two good ones, look at their houses, look at what they paid, find out what they want, then deliver for them. 

Go farther, faster by playing to your strengths. 

-We snowball the properties to pay them off faster. 

I'm also curious to know if any weight should be given to the fact that I already own the duplex next door (with that shared irrigation system).

I've even offered to pay a premium for faster turnaround, but no takers so far.
