Anyone that disagrees with me I challenge you to walk up to the contractor and tell him"hey, I want you to give me a bid, but I have no intention to use you for your services.

Ive challenged them on this since there was not vote by the homeowners, that im aware of, and they essentially quoted as 2008 law  that says the the board can: (18) Exercise any other powers necessary and proper for the governance and operation of the association.The reason they have implemented is that there was a bad landlord that allowed a tenant to rent that eventually got busted for drugs.   

I think these folks have very deep pockets and are going long but some may see challenges along the way like right now.

I challenge you to do the same.

I hope to one day get back in the habit of engaging in cash flow notes again.Which leads me to one last question... in your journey in real estate investing, have you ever completed an owner finance deal with a homeowner and sold a part of your future cash flow?

Landlords advising to charge a hourly rate that do not have codes authorising this charge may be challenged by a tennat and in a court of law will likely have the charges denied.

My research corroborates that challenging the existence of the note would be frivolous.   

When I went to expand to other areas for diversification I found it much more challenging. 

The challenge in this part of the market cycle is that chasing these types of returns can push you into areas that are very risky.
