I was interested in getting my first flip under my belt.

I was eager to get my first deal under my belt so when I initially started analyzing deals I would sometimes plug overly optimistic numbers into the BP calculator.

People with boots on the ground will probably say otherwise, and there are certainly deals to be made everywhere, but most of those Rust Belt cities have underlying economic difficulties that the article is giving short shrift.

With one property under my belt and a good amount of capital in the bank, I am eagerly looking to continue my experience in RE.

I have a beauty wife with a 3 yo and 1 on the way.A little about my real estate history, i have 2 flips under my belt and currently working on another one in Grapevine.

But in 18 months - 2 yers you could be well on your way with those 3 under your belt and now you can afford higher end real estate deals and make that 50k - 75k per deal.

I only have one deal under my belt, and although it may not be a home run, my wife and I are constantly talking about how glad we are that we took action.

Problem is this is rust belt territory.
