I had a business partner file for bankruptcy and since I personally guaranteed all of our debts, guess who now owed his defaulted balances?

Your income on a team won't be good but if you can subsist you'll be learning and hopefully you will survive your 1st year without filing bankruptcy. 

Over those years I've watched a number of friends and family members enjoy varied levels of success, from building profitable multi-property portfolios, to declaring personal bankruptcy after 3 years of "investing".  

That is also true even if some one had bankruptcy do to medical issues, BUT prior to that event, that they had great/good credit!.

A bankruptcy is a very low risk but it is not worth the time for me to check.

Insolvency, loss arising from a contractor going broke, bankruptcy, death, incapacitation or failure to remain in good standing, can certainly delay work and such is at the expense , of the contractor.

I had one lady file for Bankruptcy and i'm receiving two months of her rent from the bankruptcy court, she is still living there and hasn't miss a payment since.I have had the properties for 2 years now.. all the numbers add up. 

Mack Companies declared bankruptcy, and had stopped paying out rental income to investors from what I have heard.  

Or finding people going through divorce, bankruptcy, probates, wills and etc...

I am in the middle of a chapter 7 bankruptcy so banks won't look at me.
