I have a large Lake Superior cabin about an hour from Duluth on the south shore in WI and do very well, Bayfield county in general is a lot more accommodating of short term rental applications and they welcome the business to the area.

I'm just saying this so that you don't make an emotional decision based on some temporary expenses.Whether you sell or rent should depend on your longer term goals and what you can get for selling vs renting it.

I guess if you do one on your own they can refuse to fund in the next deal.and your right one thing most folks miss out on is the simple math when it comes to flipping@Steve Vaughan  and one reason Steve is a big proponent of cash flow real estate and buy and holdto make decent money at flipping ( depending on your price points) you need 6 to 8 homes in the pipeline at all times this could be 600 to 1 mil in cash.. plus all the rehab.. so 2 mil is a good number..you cant put your 500k out on 3 deals that take 6 to 9 months each make 50k each and you split it 3 ways.. your limiting yourself to 50k a year in income.. works if your solo 150k a year in Abeerdeen or Ocean shores is a decent income.Is the restaurant at the airport still open..

It use to be that North Shore was the main place you wanted to be investing and it is still a hot market but other areas are increasing in value.
