So the price of a true yes/no answer is equal to an appraisal fee and a few weeks waiting; once the appraisal came back it had to go to the Dept of Veterans Affairs regional office in (I want to say) Arizona where it sat for a week before they came back with a yes.

Keep in mind, understanding the market you are investing in is far more crucial.  

Once I decided to move in I refinanced under a 10/1 ARM, in house, non-compliant loan (because other banks required a 6 month seasoning period since the LLC was solely owned by me).

It was easy to get the bad tenants out and get the right people in.

Based on your experience, do lenders typically run numbers with people with no obligation to move forward ( as in i don't want a credit run just yet, and I don't have a specific realtor or lender that I'm looking for yet, simply because i know I'm not in that position yet..

I told her the only reason I can see them doing this is because the neighborhood she lives in is not exactly winning any safety awards.
