.- I am interested in investing outside Iowa, because I believe prices are over-bloated here with some properties having insane evaluation because of all the big financial companies here and low cost, people are moving in.

@Devin Wilkinson not sure about the tax records in TN, but here where I'm at you see this occasionally when someone buys a bunch of properties in a bundle, i.e. the $249,909 may represent this property and several others all sold at the same time and of that only approximately $56,700 is truly allocated to this property.

It usually only happens once...although I have the occasional knucklehead who can't get his act together 15% or 20% extra every month.

For a good tenant (who pays rent on time, does not damage the property, no drama) we will occasionally give a "thank you" gift of professionally cleaning their traffic areas.

Property management for a long term rental, including the occasional lease signing, paying the bills and receiving the rents on behalf of the plan for a a few doors would not present an issue. 

Deals are available on the MLS occasionally.

He did not have a property manager, but he did have a local guy who would mow the yards and occasionally make repairs when my dad could not make it to the property in a timely manner. 

Everyday life occasionally takes on a certain surreality. 

Of course there will be people who need to sell, or who are in a panic now and think prices will crash and are trying to get out now, so there will be occasional “potential” deals to be had.
