Well first you should not of got the property under contract without knowing how much $ was needed in repairs and either having an agent or your own review of comp sales in the area.

@Katey TataWelcome.You may not want to make this complicated.If you draft an Agreement to Purchase a property, draft another to sell that Agreement and sit with a Real Estate Attorney from Massachusetts to review the documents, you should be ready to "Just Do It!"

I suggest you speak to a lender and let them review your contract.

After the variance is approved, you will need to get a building permit which may require plans review if it's an extensive addition.
