The property itself is costing you money after equity opportunity compensation.If you sold and put the cash in a mutual fund you could probably earn the same of better return with zero effort on your part and never have a repair or tenant issue.Few investors actually understand the financial negative impact equity actually has on real cash flow.

If any part of your building sits on the lower elevation, however, you'll end up requiring flood insurance, so not worth the effort unless you believe your whole building is high enough.

The good things about owner financing is getting a property w/o going through all of the time/effort/expense of lenders and it won't count against the number of standard loans you get.
